Lease Terms
We are required to have a one (1) year lease. Renewals annually. One months rent is collected as a security deposit equal to the base rent.
After a resident has been there for six months we allow a lease to be voluntarily terminated, give us 30 day notice, current on the rent, no problems, clear out & clean the unit, we then cancel the remaining portion of the lease and refund the security deposit.
Income Qualifications
Note:
Rent is income based on gross monthly revenue plus adjustment for medical expenditures, less a utility allowance.Like most USDA sites we are electric only (no gas). Residents directly pay their electric which is their lights, hot water & heat. The allowance is calculated per WPS 5 year info, currently it is $63 for a 1 bedroom & $83 for a 2 bedroom.
You pay 30% of your gross for your core housing costs of rent + utilities. For example if applying for a 1 bedroom with $1,000 per month and no medical, you would pay $237 (300-63). The balance $79(316-237) would be covered by the USDA RA or our internal RA programs.
